Sample: Tax Deed Documents

PROPERTY INFORMATION REPORT

When a county schedules a property in a Tax Deed auction, they also create a Property Information Report. This is also called the O&E, or Ownership and Encumbrance Report. It contains a wealth of information on the owner, their addresses and also any liens that may be on the property.
Each county hires their own choice of company as to who actually creates the reports, so they will look different from county to county.
Here are some screenshots from a couple of them:

The red marks you see are from us, when we research the Property Report. We make note of the liens to further investigate.

LIEN DOCUMENTS

We then go to the Official Records website for that county and pull up the document that correlates with each lien and save a copy.

All of this gets sent to you, so you can fully and quickly decide if this property is worth pursuing further.
