We have a page for each of the 67 counties in Florida.  These pages give you everything you need to gather tax deed auction records for every county, research if there are liens, look up official records and more.

The pages are set up in a way that allows you to find and research properties you intend on buying at a Tax Deed Auction.

You may choose to stay with just the base membership and collect records yourself, or you can subscribe to our services and we collect and provide the records to you.

We provide tax deed auction records for all 67 counties in Florida. Each county provides their auction records in different ways: On downloadable PDF’s, Excel spreadsheet, RealTaxDeed.com auction websites, etc.

They also differ on what pieces of information they put on their site (just the Tax Deed, Parcel and Starting bid, etc) and you are left with seeking out the other information you need.

WE DO THIS FOR YOU! For every record, you get the Tax Deed #, Parcel, Property Address (unless vacant land) and Assessed Value. We DO supply the starting bid for 95% of the records. However, some counties do not release the starting bid online and/or it changes just before the auction. Those are few and far between.

We comb through every county and put each weeks’ auction records from EVERY county into one organized format on our website.

You can Save, Print or Export the list in a variety of formats.

For counties that give their end results of auctions online, we provide results after the auction, including the high bid and amount of surplus. You can easily see which records you would like to pursue. You then research the Ownership and Encumbrance (O&E) Report provided by the county to see if there are any liens and/or mortgages that would hinder the surplus claim as well as Previous Owners name so you know who to contact regarding the surplus money.

37 out of 67 Florida Counties provide their O&E Reports freely online and we show you how and where to get them. For the rest, we provide contact information for each of those counties so you can request the O&E. Please note there are some counties where their auction are held in person and they never update their auction records to show the end bid, which is why we do not provide those in our Surplus Area.

Although it is not a difficult process to collect auction records, it is very time consuming and can be tiresome day after day. Therefore, we offer the Deed Investor Membership where we actually do the work for you. You will have access to our auction records which we put online 3 weeks before the auction dates so you have plenty of time to research.

Those who do not want to seek surplus records on their own. There is a massive amount of work involved in finding GOOD records of surplus. Any surplus lists floating around out there that are long and have juicy amounts, getting you excited – well, they may not have done their homework.   (We have!)

It is not enough that a property sold for more than what was owed. You have to research and make sure there are no mortgages or liens on the property that are more than what is left in surplus… because the liens have first priority on the surplus from tax deed sales.

Weekly Auction Records

We separate our records into Weeks. Each week, different counties have their auctions. There are no set days for every county, they advertise their auction dates as they year goes on. We keep our Auction Calendar updated and organized so we always know when the auctions are happening.

When you have a Deed Investor Membership, you are able to log in and grab auction records 3 weeks ahead of the auction dates. We do not put them online any earlier because too often, tax deeds will redeem or be removed from an auction date. So we felt three weeks out is a good time frame.


EVERY record has the following details:

  • County

  • Auction Date

  • Tax Deed #

  • Parcel #

  • Property Address (unless vacant land)

  • Starting Bid

  • Assessed / Market Value

  • and all properties are on a Map (unless vacant land)

The Records are on a table that you can Copy, Print or save as a PDF, Excel Spreadsheet or CSV

Once an auction is over, we research the end results, add information you need to the table and display on the website.

The additional information you receive is in bold below:

  • County

  • Auction Date

  • Tax Deed #

  • Parcel #

  • Property Address (or legal description if vacant land)

  • Map of Property (unless vacant land)

  • Starting Bid

  • Assessed / Market Value

  • If an auction ended successfully

  • The end bid

  • If there is any surplus and how much

You can use this list to see which ones you want to pursue and then research the Ownership & Encumbrance Report to see if there are liens and who the previous owner is.

If you want to find surplus but do not want an Asset Recovery Membership, you can also use the Deed Investors membership to see the auctions and records that are coming up and then look up the results yourself after the auction is over.

When you visit the Weekly Results Page, you will have access to a table that lays out the results by row and you can quickly see if that is a surplus record you want to pursue. We give you links to the Tax Deed Research page for each of 37 counties where you can use the Tax Deed # to pull up the Ownership and Encumbrance Report for that property. For the other 30 counties, we give you the Clerk of Court contact information where you can request the O&E
