Each week, we put out a list of property owners who are about to lose their property in a Tax Deed Auction in Florida, because they failed to pay their property taxes.

Along the ‘tax deed timeline’, there are varying degrees of motivation for these people to sell their property before they lose it with nothing to show.

Red: There are 30-35 days or less until the tax deed auction happens and the owner will lose their property and receive $0.00 for it.  


Orange: Certificate Holder forecloses, a Tax Deed Auction is scheduled. Motivation is high but not extreme since they can still redeem up until the auction date, which (depending on the county), could still be many months away


Green: Year 2-7. At any point, the Cert Holder can foreclose (file to have a tax deed auction). Medium motivation because the owner can redeem (pay their taxes) before the auction is held.


Blue: Property Taxes are late one year. A Tax Lien Certificate was sold. Low motivation to sell because they have another year before the Certificate holder can file to hold a Tax Deed Auction, so they are likely confident they can pay their property taxes.

WHAT IS THE COST?

We keep our prices low since you still need your mailing material and postage. You can purchase just the list for .20¢ each or purchase the List and the mailing labels for a total of .30¢ each. Each week we add a new list, the cost is determined at that time.

HOW OUR LISTS ARE PROVIDED

Since we also provide records of tax deed surplus after the auctions, we decided to provide the pre-auction records for the same counties so our records move smoothly from one website to the other. For surplus, we provide the records from counties that give their Property Information reports online. These documents are created by the counties to show any encumbrances that may be on the property or owner.

Each county has their own scheduled days that they hold their auctions. Some are once a week, some are once a month, and others are every other month or so. Therefore, each week, the records are properties from a different mix of counties. We have people asking if we will sell only a particular county to them but the answer is no. Our Hot List is ALL or Nothing. The quantity of records varies as well.  Typically there are between 150-500 records each week. We price them per record, so the price varies as well.

We do not want Duval County holding back the list release, so we upload and sell a separate Hot List for them.

WHAT YOU RECEIVE WITH PURCHASE OF EACH WEEK’S LIST

Excel Spreadsheet with all the properties headed to auction that week with all the fields mentioned above, included

 

If chosen, you receive a Word Document with all the records on labels, ready for your to Print and Affix to your envelopes or postcards. They are sorted in the same order as they appear on the list and there is also a “Property Code” on the label that matches the “Label Code” on the spreadsheet. This way, you can pick and choose which ones you want to mail, saving you postage. However, this code also comes in handy when someone from your mail-out contacts you. You can ask for the “Property Code” on their label so you can correctly identify the owner/property within your records.

We also give you a Word Document of the Labels without the “Label Code” in case you would rather use those.


WHO NEEDS PRE-AUCTION RECORDS?

There are several reasons why someone would want tax deed records long before the auction:

  • They want to contact persons who are about to lose their home in a tax auction and offer to purchase

  • They want to participate in the tax deed auction and need time to research the tax deeds going up for sale

  • They want to assist people in claiming the surplus from the tax deed auction and want the additional time to locate and contact the current owner of the property


WHAT ABOUT LIENS AND MORTGAGES

With each tax deed headed to auction, the county prepares a “Property Information Report”. On this report, you can find who is the owner of the property as well as a list of any liens or mortgages on the property. 

On each County page (for records that are on our lists), you will find a video showing you how and where to locate the Property Information Reports for that county. 

We also give you an example of each county’s Property Information Report, marked up with our notes showing you where on the report to located the information you need. You can download the examples in your Account Area, under Pre-Auction Records.

We do not produce the reports. These are the Property Reports each County creates for the tax deeds that are headed to auction. 


WHAT ABOUT PEOPLE REDEEMING THEIR PROPERTY?

In order to try and facilitate the needs of all, we collect and organize auction records when the auction date is approximately 4-5 weeks away. In the time leading up to the auction, there are several reasons why a tax deed could be removed from an auction:

  • The property is redeemed (Taxes paid)

  • The auction for that deed is cancelled by the county for any reason

  • The whole auction date  is re-scheduled (This is Florida, auction dates are re-scheduled when a hurricane comes through)

It is very important to know that although you may see a particular tax deed coming up to auction in 3 weeks, it may not actually go to the auction.

We do not go back and edit our list of records. Once we put the list of tax deeds going to auction up for sale, it is not updated to reflect if it has been redeemed or cancelled. It is your best interest to purchase a new list as soon as we upload it. Once you purchase your first list, we put you on a Notification email to let you know as soon as a new week is ready.
